Who runs your project
Pawel Krakowiak, founder and director, has over 20 years of hands-on experience in high-end residential renovation. His background is in the craft itself, joinery, structural work and finishing, and his specialism is heritage and period property: the Victorian and Georgian terraces, mansion flats and mews houses that make up most of the housing stock in our part of London. Edyta Krakowiak has been a director of the company since 2016.
Around the two of them sits a settled network of craftspeople, plumbers, electricians, tilers, decorators and joiners we have worked with for years. We bring the same people to each job because the finish depends on them.
What we build
Full house renovations. House extensions, single storey, double storey and side return. Loft conversions. Basement conversions and fit-outs. Interior refurbishment, custom joinery, plumbing, electrics, tiling, painting and decorating. Completed projects include houses in Notting Hill, Marble Arch, Islington, Belsize Park, Mile End, Kennington and Chelsea; three of them are written up with photographs on our projects page.
Where we work
We work across Kensington, Chelsea, Westminster, Camden, Paddington and the surrounding neighbourhoods, from our base at Avon House, Avonmore Road, West Kensington W14 8TS.
Building here is different from building almost anywhere else in the country. Around 70 per cent of Kensington and Chelsea sits within a conservation area, and the borough has more than 3,800 listed buildings. Westminster has 56 conservation areas of its own. That shapes what you can build and how: basement works in Kensington and Chelsea, for example, are limited to a single storey under no more than half the garden under the council’s 2024 Local Plan, and listed buildings need listed building consent even for many internal alterations. We plan projects around these rules from the first conversation, so the design you fall in love with is one that can actually be approved.
How a project runs
Renovation is rarely straightforward. There are decisions to make, unexpected moments behind old walls, and details that need careful thought. What we promise is that you never face any of it alone: we keep you informed at every stage, explain the options in plain language, and give you the costs before you commit, so there are no surprises at the end.

Yes. Period and heritage property is our specialism, and we are used to working within listed building consent and conservation-area rules across Kensington, Chelsea and Westminster.

Kensington, Chelsea, Westminster, Camden and Paddington are our core areas. We take on projects elsewhere in London where the job is right.
